A Guide To Faith-Based Investing

No, you can't buy stock in a church. Churches are nonprofit organizations and don't issue stock, but that doesn't mean that religion plays no role in investing. In fact, just about every major religious denomination has an opinion about how to deploy cash in support of favored causes and against those that contradict their views and values.

SEE: Ethical Investing: Socially Responsible Investing

While religious-based investment rules have a wide variety of interpretations based on the teaching of specific organizations, the strategies of certain mutual fund managers, mandates from religious leaders, etc., many religious institutions have direct investments in the stock and bond markets, real estate and more. Following these same strategies is certainly a potential avenue for investors, as is investing with professional investment managers that base their investment strategies on certain well-defined, religious-based values.

So ? What Do They Buy?
While churches do not issue shares of stock or bonds directly to investors, the investment principles followed by religious groups are often publicly available and easy to find. Investors who wish to put their money where their faith is won't find it hard to do. The investment strategies advocated by some of the major religious groups are provided below in alphabetical order to provide a logical system of organization. If you are seeking to follow the strictest interpretation of your particular affiliation's mandates, do a bit of research and you will likely find exactly what you are seeking.

Keep in mind that, for the purposes of this introduction to the topic, these are general guidelines and are in no way meant to represent the exact strategies and obligations of any particular institution or congregation. Also, a few notable religions are highlighted but the list is by no means comprehensive. If your chosen religion is not mentioned, have no fear. Only a small amount of effort it likely to be required before you are able to find investment guidelines based on your religious values.

Catholic
Investors wishing to put their money to work in a manner consistent with Catholic values often seek to avoid investing in firms that pay domestic partner benefits to unmarried or same-sex couples, support abortion, contraceptives, embryonic stem cell research and weapons of mass destruction. They often favor firms that support human rights, environmental responsibility and fair employment practices via the support of labor union organizations.

Multiple entities provide guidance on investing in a manner that supports Catholic values and there are mutual fund firms that follow those guidelines for investors who prefer not to take the "do it yourself." approach. The LKCM Aquinas Funds, for example, follows the Socially Responsible Investment Guidelines set by the Unites States Conference of Catholic Bishops. Another mutual fund family, Ava Maria Mutual Funds, practices "morally responsible investing" guided by the "Catholic Advisory Board, which is loyal to the Magisterium of the Roman Catholic Church."

Investors seeking to follow Islamic religious principles generally avoid sin stocks, such as those issued by firms that profit from alcohol, pornography or gambling. They are also prohibited from owning investments that pay interest of firms that earn a substantial part of their revenue from interest. An investment in Lehman Brothers, for example, would have been forbidden. Some Islamic investors also seek to avoid companies that carry heavy debt loans (and therefore pay interest). Investments in pork-related businesses are also not permitted.

A variety of mutual fund firms offer strategies based on Islamic values. Amana Mutual Funds invest in a manner consistent with Islamic teaching. "Generally, these principles require that investors avoid interest (riba) and investments in businesses such as liquor, pornography, gambling and banks. The Funds avoid bonds and other interest-bearing securities while seeking protection against inflation by making long-term equity investments." The Aman Fund, offered by Allied Asset Advisors is another mutual fund with a strategy based on "investments that meet Islamic principles."

SEE: Working With Islamic Finance

Jewish
Investors seeking to follow Jewish practices with their investment portfolios generally begin with the concept of diversification, dictated in the Talmud. Throughout Jewish religious teachings, there are multiple references to the importance of diversification and those references have become a cornerstone guiding tenets of investment practices. While less formal than some of the other religions, socially responsible investing is often closely associated with Jewish oriented investment strategies. Some interpretations of Jewish investing encourage avoidance of investing in countries that sponsor terror.

Mutual funds that follow Jewish investment strategies provide multiple interpretations of Jewish investing. Through The Calvert Foundation, an organization closely affiliated with the socially responsible Calvert Funds, The Jewish Funds for Justice Community Investment Initiative seeks to provide compassionate use of money to foster community development in areas such as "?affordable housing, small businesses and community facilities that are in need of affordable capital." This mandate is based on the Jewish belief in helping the poor. Another mutual fund investment opportunity is available through the AMIDEX35? Israel Mutual Fund, which "is the only Israel index mutual fund investing exclusively in Israeli companies traded on Tel Aviv and U.S. markets." While not strictly religious based in the traditional sense, this fund is more nationalistic.

SEE: Socially Responsible Mutual Funds

Protestant
Hard work and thriftiness tend to go hand in hand with the Protestant work ethic, so working and saving are often closely associated activities. Protestant denominations include a range of beliefs from liberal to conservative, and tend to encourage individuals to make investments based on broad Christian values such as social consciousness. In some instances, such as with the Church of England, investment policies are detailed and easy to find. For example, the Church of England has an Ethical Investment Advisory Group that "supports the Church of England's national investing bodies on ethical investment." They actively engage corporations on a variety of issues and discourage investments in "sin stocks," such as those affiliated with "tobacco, gambling, alcoholic drinks, high interest lending or human embryonic cloning." They also seek to avoid firms that cause environmental damage from greenhouse gasses and businesses that do not engage in fair trade. Local support of British farmers is included in their mandates.

A number of mutual funds follow Protestant principles. For example, Guidestone Funds provide "Christian-based, socially screened" investments, and New Covenant Funds makes "investment decisions consistent with the social-witness principles adopted by the General Assembly of the Presbyterian Church." New Covenant Funds "may also limit investments in companies involved in gambling, alcohol and firearm related issues."

SEE: The Evolution Of Sinful Investing

Does It Work?
Even with divine intentions, faith-based investments face the same challenges that other investments face. In 2009, this reality came to light when The Church of England made news due to an underfunded pension plan. Just as it is difficult to make a blanket statement about religious-based investment strategies as a whole, it is equally difficult to categorically rate the concept of religious-based investing as either a raging success or a terrible failure. There are numbers of investment managers and mutual fund companies that build successful businesses in the faith-based arena. There are also other ways to gauge success other than strictly in terms of performance against a benchmark.

The Bottom Line
While you can't buy investments from a church, you can certainly donate investments to a church, if you prefer to give than receive. An appropriate gift to your favorite religious institution can not only help to support an institution that embodies principles that you believe in, but it may also provide a tax deduction in return for your good deed. Estate planning is another way for investors to transfer wealth in a manner that supports personal religious beliefs when they pass away. There are options available in the market if you choose to let your religion help provide guidance in your financial growth.

NJ mother, child, both born on leap day

(AP) ? A New Jersey mother born on February 29 beat 2 million-to-1 odds when she had her daughter ? who was also born on leap day.

Michelle Birnbaum of Saddle River tells The New York Post (http://nyp.st/wBdgZf ) that she'll use the occasion to teach her 4-year-old daughter Rose about science and the earth's cycles around the sun.

Birnbaum turns 32 Wednesday, but will celebrate for only the eighth time on the actual date. It comes once every four years as the result of a system intended to keep the seasons, years, months and days in working order.

Birnbaum went into labor on Feb. 28, 2008, but Rose was born the following day.

She tells the newspaper she's delighted to have a "built in party partner."

If you?re on a limited spending budget and choose not to stay in a pricey hotel, then that is where the rental properties come in.

There is much to select from all over the metropolis. There are many rental properties that charge approximately from 70 to 100 for every night but some will do weekly rates that can be as cheap as 60 and as much as 100 for a mattress in a dorm room. If you really want to get value for your money, you can attempt to research ahead of time for places that they call ? youth hostels? which are generally thought to be the most affordable and most sensible solution.

Try to make sure to find a great leasing residence with a kitchen and a good amount of fridge room as eating out every night will ruin your financial budget easily. You should also search for a place with durable beds and some personal space for storing in the quarters. How To Survive an Affair: The Reasons You Should Fix Trust First ...

Is it actually possible to survive an affair? After you learn that your partner has been unfaithful, it may seem that it?s inconceivable to forgive. By learning how you can forgive, it?s possible to ultimately move ahead with your lives. Nevertheless the pain brought on by unfaithfulness is really too overwhelming. You may be surprised to find out that a lot of marriage counselors point out that unfaithfulness can in fact reinforce marital partnerships. But never make the blunder of having an extramarital relationship with the expectation of making your spousal relationship sturdier.

In this post, we will go over how to make your marriage work after an affair. Yes, the relationship may become healthier if it survives the affair but that?s a very big if. Extramarital relationships will often be very dangerous to what an otherwise might be a joyful marital relationship. It?s still possible to restore the trust however it takes several years in majority of the cases. Most divorce cases really aren?t filed as a consequence of cheating.

A lot of people are puzzled and they don?t fully understand why extramarital affairs take place. The fact is it?s almost never about sex. Affairs happen when the couples have stopped connecting meaningfully with one another. Selecting a spouse is selecting a life companion. You?ll feel that this companionship is lost once you and your spouse will no longer talk. You have to accept and love each other. If love and also acceptance are no longer apparent, you may expect an extramarital affair to shortly happen.

Marriage advisors declare that an extramarital affair is only a warning sign of a greater relationship problem. Being appreciated is a natural human desire. If the couple likes plenty of private time with each other, it?s highly likely that they?ll stay with each other. Romantic time together is important but it should be combined with understanding and also acceptance. A partnership exclusively based on sex isn?t going to be strong enough to make it through troubles that are certain to come.

The necessary first step is to make a decision that you would like to save the marriage. Both spouses must agree that they want to rescue the marriage. You can?t save your spousal relationship on your own. You need to be equally willing to exert effort to rebuild your marital relationship. For the relationship to really become stronger following an extramarital relationship, both partners must be willing to put the extramarital relationship behind as well as solve the reason that brought on the romance relationship to begin with.

You will have to ready yourself for the worst when looking to repair your marital relationship. Other individuals who were victims of unfaithfulness survived. There is no reason why you won?t have the ability to doing it yourself. You may need some support from loved ones, good friends and perhaps a marriage professional. A good time to confront your erring wife or husband is when the emotions have subsided. It?s not a sensible move to immediately talk with your erring spouse just after you found out the extramarital relationship.

(AP) ? Newt Gingrich disagrees with Rick Santorum's harsh criticism of the famous speech on religion that John F. Kennedy delivered as he campaigned to become the nation's first Roman Catholic president.

Gingrich and Santorum, each a Catholic seeking the GOP nomination, view Kennedy's words differently. Santorum says he felt sick after reading Kennedy's 1960 speech and believes it advocated absolute separation of church and state.

Gingrich calls it a "remarkable speech." He told Fox News Channel on Tuesday that Kennedy was reassuring voters that he wouldn't obey any foreign religious leader. Gingrich said Kennedy was declaring "that his first duty as president would be to do the job of president, and I think that's correct."

Gingrich does share Santorum's position on President Barack Obama, however. Gingrich said Obama's administration is "anti-religious."

What Type of Estate and Tax Planning Do I Need to Do? | Financial IQ

More than half of adults do not have a will, according to a 2011phone consult conducted by Harris Interactive for online authorised useRocket Lawyer, and 92 percent of adults underneath age 35 do not have one.

Manypeople assume their family will automatically get any resources theyleave behind, though though a will, those resources are customarily hold inprobate justice and distributed according to their state's law. "The costthat your family pays financially and emotionally to go by aprobate justice is most aloft [than profitable for a will], " says DanielleMayoras, an estate planning and elder law attorney, coauthor of TrialHeirs: Famous Fortune Fights!, and cofounder of a Center for Probate Litigation.

[See 50 Ways to Improve Your Finances in 2012.]

In serve to a placement of assets, estate planningshould also name a people who should make financial or medicaldecisions on your interest should we turn incapacitated. Here are a3 categorical papers experts recommend:

-- Will: Expertssuggest formulating a will as shortly as we start appropriation resources orstart a family. Assets can be left undisguised to beneficiaries or by atrust, that is explained below. A will also names executors, whoconduct a resources until they're distributed to inheritors. A digitalexecutor (who could be a same authority handling your resources or aopposite person) would have a management to conduct your onlineaccounts after we die.

If we have children, your will should suitable guardians in box both relatives pass away."You wish to name a defender who unequivocally has a ability and lifeoutlook to tarry a youngest child to a age of 18," says RussellFishkind, a trust and estate counsel and highbrow of estate formulation inNew York University's Certificate in Financial Planning program.

-- Durable energy of attorney:This request grants your associate or other celebration a energy to makefinancial or authorised decisions on your interest if we turn incapacitated, that Charley Moore, a counsel and owners and authority of RocketLawyer, refers to as "the clamp boss rule."

[See 8 Steps for Building a Solid Estate Plan.]

-- Healthcare proxy:Also called medical energy of attorney, a medical substitute grants aenergy to make medical decisions, including end-of-life decisions if weare incapacitated and amateurish to promulgate those decisions yourself.Without a medical proxy, family members could make some medicaldecisions depending on a state. "But there will be a substantialcost of going to justice and a associated authorised matters that arise fromthat," adds Jonathan Blattmachr, a former estate formulation profession and aexecutive during resources advisory organisation Eagle River Advisors. "Also, last we are amateurish will be a matter of open record."

Insome cases, it might make clarity to emanate a trust for your resources insteadof withdrawal them outright, since trusts offer some-more control over whoreceives your income and a approach in that they accept it. For instance,if we left income undisguised to a associate who after remarried, that incomecould upsurge by a second matrimony and might or might not find a approachto your children.

Various forms of trustsaccomplish opposite goals. A QTIP (Qualified Terminable InterestProperty) trust, also called a marital QTIP trust, provides for amarital reduction and ensures that a associate can't use resources to advantagea destiny associate or nonmarital children. A special needs trust providesfor a special needs child though jeopardizing his or her entrance tosupervision benefits, while an age-terminating trust for teenager childrenwould discharge portions of a estate during bound ages. Apet trust would yield caring for your pets after we die.

Trustshave other benefits, as Blattmachr points out. "Money that's in trustthat someone else put there can be done totally immunized fromcreditors," he says. By avoiding probate court, trusts also yieldlarger privacy.

However, a trust usuallyadvantages your estate if we indeed send resources into it. Accordingto Mayoras, disaster to send all resources was one of a issues witha Michael Jackson estate and is a common estate formulation mistake.

Aswe age and maybe divorce and remarry, it's also critical to keepyour beneficiaries updated. Otherwise, an ex-spouse could have a energyto make life-altering medical decisions or accept an inheritance. As children strech majority, trusts should be updated to mislayage-terminating trusts as appropriate.

Estatetaxation is another faucet of estate planning, that is serve difficultby fluctuations in a estate taxation exemption. Currently, a sovereigngrant is $5.12 million, though it's scheduled to reset to $1 million in2013. For those whose resources surpass a exemption, here are a fewstrategies for minimizing estate taxes:

-- Set adult specialized trusts.Certain forms of trusts can minimize estate tax. For instance, underneath aGRAT (grantor defended payments trust), we would accept an payments for abound series of years. "If a particular lives until a paymentspayments end, anything that passes to inheritor beneficiaries will bepresent and estate-tax free," says Blattmachr. "The GRAT will be'successful' if a skill owners lives until a payments tenure ends andif a trust skill has left faster than a IRS has forecast."However, a advantages of GRATs and other specialized forms of trusts mightlimited in a future. A free residue trust, where income isdistributed to heirs for a duration of time and afterwards to a charity, isanother choice for taxation savings.

-- Transfer over time.Instead of watchful until we die, we could send resources or skillgradually to revoke a estate taxation liability. For instance, if wewanted to leave a vacation home to your dual children, Sara Robicheaux, vanguard of business programs and associate highbrow of financial duringBirmingham-Southern College, says, "you could radically mangle it adultinto shares and give divided 1/20 to any child any year, and over 10years, a whole tenure shifts to a children."

[See Questions to Ask When Drafting an Estate Plan.]

-- Pay educational or medical costs. In serve to gifting adult to $13,000 ($26,000 if you're married) inincome or skill though taxation implications, we can also dischargeresources by profitable a fee (not room and board) or medical costs ofsomeone else. "If, for instance, we have a grandson who's going tomedical school, grandma or grandpa can compensate that and it won't bedeliberate a taxable gift," explains Blattmachr. Be certain to plead thatchoice with your financial planner to safeguard that we won't need thatincome later.

-- Move to a opposite state.Several states have their possess estate tax, and a grant is mostlyreduce than a sovereign exemption. For instance, it's now $675,000in New Jersey, so that would impact smaller estates. These can alsofluctuate, according to Blattmachr, though if you're vital in a state withhigh estate tax, he says it's value deliberation a pierce before we die.

Although several websites offer templates for formulating a will and other authorised documents, a experts who spoke to U.S. Newssuggest employing a veteran to equivocate mistakes while navigatingformidable estate laws that change by state. (Rocket Lawyer, mentionedearlier, offers a hybrid indication by mixing online collection with referralsto lawyers to examination authorised documents.)

Mayorassays she's had people come to her bureau with wills or trusts thatweren't combined correctly. "If we don't use an profession who specializesin this area, you're losing a lot of possibilities that we woulddifferently have," she adds. "What if there isn't an estate tax situation? What happens if your children pass away? There's a lot of what-ifs, andthere's no approach checking boxes on a form is going to comment for that."

PokePark 2: Wonders Beyond (Wii) Review | Video Games News ...

If you?ve read my Pokemon Rumble Blast review, you know I?m a huge Pokemon fan. So when I give a Pokemon video game a less than stellar score, you know that there have to be some problems with it. Well, in the case of PokePark 2: Wonders Beyond, it really stems from the poor controls and branches out into some very harsh limitations associated with those controls. Now don?t get me wrong, kids and fans of the series will still get some enjoyment, it just isn?t perfect.

The game actually starts out in a really?cool fashion with?Reshiram?and Zekrom?talking?about how the world could end, which?they are okay with, but that?there is light.? Queue Pikachu?appearing on screen?and meeting up with?Piplup. I won?t bore you with the details but you can expect some long winded conversations that finally lead you to Wish Park.

Apparently, Pokemon are visiting that area and not returning, forcing you to travel there and investigate. Well, after some pretty interesting story developments, Piplup?gets trapped in Wish Park and you, as Pikachu,?go on a quest to?save him. In order to do this, you must search around the tiny game world,?befriending Pokemon in order to advance to new areas. Instead of including a myriad of different ways to befriend the Pokemon, it really just boils down to three: Chase, battling, or a simple fetch quest.

Chase is just a standard game of tag, that has you racing after a Pokemon by tapping 1 furiously and shaking the Wii Remote to do a big boost. Battling places you in a small arena with your opponent, blasting them away with your Thunderbolt or hitting them hard with Iron Tail, and fetch quests are fetch quests. The main issue with all of these, and the entire game, is the fact that the game is controlled entirely with the Wii Remote and doesn?t include the Nunchuk in any way.

Being that PokePark 2: Wonders Beyond?is a fully fledged 3D adventure game, with some surprisingly good graphics and extremely catchy battle music,?controlling it with the D-pad?is a maddening experience. Just moving around has now become an impossible task because you never quite have complete control over where your character is going. This is especially true when you are playing Chase because opponents will often do a sharp turn, causing?you to?lose them pretty quickly?while crashing into something. I have never played the original game, but I know the controls were a problem and I just don?t know why they didn?t fix it.

As much as the simple act of moving around is a chore due to the controls, battling is also heavily hindered by them as well. Since there are so few buttons on the Wii Remote, you only have 2 moves at your disposal throughout the entire game. You may be able to power up your Thunderbolt and Iron Tail, but you don?t have Electro Tail or Volt Tackle in the game, a glaring omission. By including a Nunchuk, they could have easily upped the move total to 3 or 4 and had battles be very interesting and strategic, instead of very one-note and easy. Once you figure out that all you have to do is dodge and unleash an Iron Tail repeatedly to win battles, the game will breeze by.

One awesome new feature that was implemented since the first game?is the addition of more playable characters. Instead of just controlling Pikachu,?you are given Oshawott, Snivy, and Tepig to help you out. Each Pokemon adds something new to the game, such as swimming, jumping higher, or a boulder-breaking tackle attack. Switching between Pokemon to complete?tasks is a lot of fun and I?m glad they expanded upon the 1 character gameplay seen in the previous version.

Having these extra characters in the game does add a bit of strategy to your battles, but again, the lack of moves is disappointing. Snivy?gets Leaf Storm and Leaf Tornado, but no Solarbeam?or Razor Leaf. Oshawott?gets Water Gun and Razor Shell, yet no Aqua Jet or Hydro Pump. Tepig gets Flamethrower and Heat Crash (which is a hilarious butt stomp attack), yet no Fire Blast or Fire Spin. As much fun as the battling and exploring the over?100 different Pokemon was, I was always hoping for more?to do?and I never got it.

The only real variety could be attributed to the mini games you encounter while in Wish Park. Each time you visit Wish Park to save Pokemon from the big bad in the game (I won?t ruin the surprise, but it isn?t?a Pokemon introduced in?Black and White), you have to defeat other Pokemon such as Cofagrigus?or Chandelure. Before battling them?in an easy, yet interesting fashion,?you have to?partake in some?mini games that involve making cupcakes or dancing? seriously. In order to complete them, you point the Wii Remote at the screen or shake it in time. Once you beat them, they are available to play in multiplayer but they just aren?t fun enough to play again.

Despite my love of Pokemon, PokePark 2: Wonders Beyond was a bit of a disappointment. It only takes about 8 hours to beat (10 hours if you want to befriend everyone),?it has very little variety in the?moves, and it is a very easy game. They may have captured the pure essence of Pokemon, creating a?fun to explore world,?but the?numerous shortcomings hold it back.

HRC Recognizes LA-Based Village Family Services With 'All ...

The Village Family Services is being recognized Tuesday with the All Children? All Families seal of recognition from the Human Rights Campaign during the foster and adoption agency?s Cultural Competency Series workshop Working With LGBTQ Youth: What You Really Need to Know at the Skirball Cultural Center. HRC?s All Children? All Families initiative ?provides a comprehensive framework for agencies to establish policies and practices that welcome, support and affirm LGBT foster and adoptive parents,? according to an HRC press release.

?We?re honored to be recognized as a leader serving LGBTQ youth and families,? said Hugo Villa, CEO of The Village Family Services.? ?From the start, we?ve envisioned a different kind of agency ? one that unites expertise with compassion and cultural competence to focus on the unique needs of children, youth and families whom we feel are being inadequately served. LGBTQ youth need affirming and supportive services and they can count on The Village Family Services to be there for them.?

?We are thrilled to welcome the Village Family Services into the community of child welfare organizations that are truly committed to creating more loving families by removing barriers to qualified LGBT adoptive parents.? The child welfare professionals at the Village have shown us shining examples of putting the best interests of the children first in the adoption and foster care process,? added Ellen Kahn, HRC?s Family Project Director.

?As far as cultural competence to work with our community, HRC?s All Children ? All Families seal is the gold standard. ?In fact, RaiseAChild.US has been collaborating with HRC since our November 2011 campaign here in Los Angeles,? Richard Valenza, Executive Director of RAISE A CHILD, told Frontiers. ??While our efforts recruited over 200 prospective families from all around Los Angeles County, we also heard from gays and lesbians from places like Trucker, GA; Rockville, MD; and New York City. ?For folks outside of Los Angeles, HRC and their network of All Children ? All Families certified agencies proved to be a great resource.?

RaiseAChild.US has partnered with LA County Department of Children and Family Services and other foster and adoption agencies to ?encourage the LGBTQ community to consider building families of their own through fostering and adoption,? Valenza said. ??As we recruit good prospective parents from our community, it is important that we also build a strong network of partner agencies for our recruits.?

Samsung Galaxy Beam projector phone launches

The Beam is the first mainstream phone to directly incorporate projector technology, which has become increasingly common on top-of-the range compact digital cameras cameras.

Photos and videos can be viewed on any flat service, and Samsung claims the 15-lumens projector is even useful outdoors.

So-called pico projectors have long been slightly too big to incorporate into mobile phones. At 12.5mm thick the Beam is slightly larger than other models, which are sometimes under 8mm, but well within the range existing phone consumers routinely purchase.

It features a 5MP camera, and runs Google?s Android 2.3 software on a 1.0GHz dual-core processor. The projector is run through a dedicated application, and the phone features a large 2000mAh to cope with some of the extra demand.

The Beam announcement was one of the first to be made at the Mobile World Congress show in Barcelona, where the largest phone companies demonstrate their forthcoming products. Samsung has already announced that its widely anticipated follow-up to the popular Galaxy SII smartphone will, however, be announced at a separate even later in the year.

The company also announced improvements to its range of Samsung Galaxy Tab tablet computers, which will be available in the UK from March. A 10.1" updated version will join the currently offered 7" model. Apple, who currently dominates the tablet market, is rumoured to be considering a 7? version of its popular iPad.

Real Estate Advisor Offers Tips On Determining The Perfect Asking ...

Pricing a home can be one of the toughest parts of selling it ? if the price is too high, nobody will come see it, but if the price is too low you could end up losing money on the deal. Here is some advice on how to pick the number that?s best for you.

Bonnie from the Nashville TN Housing Market asked?

?I?m putting my home on the market soon but I?m trying to decide on an asking price. My father says I need to ask at least $10-$20,000 more than I expect to get because the buyer will want to negotiate that much. Do you agree??

With all due respect to Bonnie?s dad, back in the day we used to do it that way. But now it is more important to understand that 90% of consumers are going online to do their research before they ever come out and look at properties and the number one issue is price.? That makes it really, really, really important to price it very close to where you want to sell it because you?re going to get more people to look at it online.? And, when you get more people to look at it online, you?ll get more people to come look at the house. Remember that we need to get people emotionally attached to the home and we can?t do that if we?re playing with numbers that are out of the ball park for the property.

Skip and Cindy from Goodlettsville also had a question about pricing?

?Our home is currently on the market and our agent has suggested that we offer through MLS to any potential buyers, our refrigerator, washer, and dryer to help it sell. We see you on Channel 4 and wanted to get your thoughts on the subject before doing so. Will it help our home sell??

I hear this question all the time, and I actually see it in practice all the time; where people are including a lot of things. What happens is that those items become a gift and people forget about gifts ? it is human nature. What you want to do, is if somebody offers you one price that is not satisfactory, counter with another price and THEN include your refrigerator, or your washer and dryer, or whatever is negotiable that you might have. But don?t throw it in initially because it just becomes a gift and then there is no value in it.

Carrie is trying to Sell a Home in Franklin TN and she asked?

?My agent suggested that I pay a $1,000 bonus to the selling agent and that would help my home sell. Do you believe this is a good idea??

I see this practice a lot because when a home hasn?t sold someone suggests a bonus, but it ends up being counter-productive. If I?m out showing a property and the buyer sitting next to me says, ?Can I see the information on the next property?? and I hand it to him and he says, ?Oh, you?ll get a bonus if you sell this property.?

It is human nature for him to right away start feeling some reluctance because now I?m no longer objective since there is a benefit to me, over and above the normal amount, because I?m going to get a bonus if I sell this one. So now I?m no longer their advocate so much ? I mean it is human nature to think that way. So I always felt some resistance on the properties where the consumer sees there?s a bonus attached to it. My suggestion would be to lower the price $1,000 instead because that?s where the real factor is.

Before we answer the final real estate pricing question today, go ahead and take a look at a success case study in the Maplewood Subdivision out in Franklin TN.

Jim from Mt. Juliet asked?

?I?ve heard you say in this market you must price your home right or it will not sell. I?m concerned that if I price it as low as I probably should, that people will make offers way lower than my asking price. What can I do to keep that from happening??

That is a good question, and I hear it a lot.? Here?s the fact: we can?t control what somebody might offer, but I would rather that you had 10 offers to say no to, than sitting here six months from now twiddling our thumbs because nobody has cared enough to come into your home and look at it seriously. Remember, people buy homes through emotion. We can?t get them emotionally attached to the home if we can?t get them in the front door.? And, pricing is the number one issue. We?ve got to make it look like a good value because we are competing with distressed sales.

So my suggestion is to price it as low as you can, and we?ll negotiate from there. We can?t control what somebody is going to offer, but we can control what you?re ultimately going to take for the property. This is an emotional decision and you have to get people in the front door; you can?t do that if you price to high.

Let?s take a look at some Happy Customers?

Frank and Mary Jane had their home listed at $309,900 for six months with another agency. I was able to come in and price it $299,000 because I offered my ?We Sell Homes For Free? program to them because they wanted to buy another home. We were able to sell their Spring Hill home in 61 days for 98% of their asking price because they broke through that $300,000 barrier. They got the same amount of money as they would?ve gotten when they were listed at $309,900 with the other commission rate.

Motivation For Health and Fitness: Diabetes~Know The Difference ...

So many people try to help me by sending articles regarding Diabetes. ?I so appreciate them thinking of me, but sometimes I get frustrated because its always on Type 2 and not Type 1, which is what I have. Do you ever feel like people don't hear you?

These two type's couldn't be more different. ?Learn the difference, no one is immune anyone can get either one.

There are several types of diabetes; I'm going to discuss the two main types: type 1 and type 2. Type 1 formerly called juvenile onset diabetes occurs typically before the age of 20. Individuals with type 1 diabetes are usually thin, and the cause of type 1 diabetes is that the pancreas, the organ that secretes insulin, is destroyed by autoantibodies, that's why people with type 1 diabetes always need insulin, either injected or through an insulin pump. Type 1 diabetes occurs in about 10-15 percent of all the diabetics in the country.

Now, the most common type of diabetes is what we call type 2, formerly called adult onset. Type 2 diabetics are usually heavy, usually diagnosed after the age of 35. Now, the cause of type 2 diabetes is quite different from type 1. The cause of type 2 diabetes is primarily a complicated medical condition called 'insulin-resistance.' In fact, in the early stages of type 2 diabetes, there's plenty of insulin around, it just doesn't work well. To treat type 2 diabetes, we typically use lifestyle, and that may work alone -- just diet and exercise -- then we may need oral medications, and it is not uncommon for someone with type 2 diabetes to eventually need insulin, either with or without the oral medications.

Now, type 2 diabetes accounts for approximately 85 to 90 percent of all the diabetics in the country. The other important thing that needs to be said is that type 2 diabetes is associated with heart disease, and that's why it's so important to not only treat the glucose levels, but also to attack blood pressure and cholesterol levels as well. We know that type 2 diabetes runs very strongly from generation to generation, and we also know that we can prevent type 2 diabetes if we recognize it at an early stage.

The last important thing to mention about type 1 and type 2 diabetes is that you can get any type of diabetes at any age. That's very important and that's why the American Diabetes Association changed the name from 'juvenile onset' to 'type 1,' and 'adult onset' to 'type 2.'

Hopefully this helps you better understand the difference and you can be pro-active in helping someone you know that has it or fight to prevent Type 2 from happening to you. ??

Balmy English winter a boon to forest foragers

An unseasonably warm winter means an extended season for hunters of mushrooms and berries in England.

? A local, slice-of-life story from a Monitor correspondent.

An unusually mild winter in parts of England has meant an extended season for the country?s growing number of professional foragers.

Instead of shivering under frost and snow for long periods, some edible weeds, plants, berries, and mushrooms have continued to grow, allowing foragers like Fergus Drennan to gather produce for the table.

He has been foraging for nearly 20 years, and says the warmer temperatures had been a fillip compared with last year?s freezing weather, which was the worst in a generation.

?I can?t remember it being so mild, but I?m not complaining,? he says.

According to the national weather service, temperatures in central England averaged 43 degrees F. from Dec. 1 to mid-January, putting it on course to be one of the 10 mildest winters since records began 353 years ago.

There are no official figures on how many foragers are operating across England, but foraged food has become more popular among restaurant chefs. Mr. Drennan himself supplies restaurants and also holds courses on what to pick and what not to pick.

?Never eat anything unless you?re 100 percent sure [it is safe], otherwise you can get ill,? he says.

Drennan is careful not to overpick in an area and to gain permission from landowners if necessary.

?There are so many things to eat which we just ignore because we?re too used to supermarkets and modern living,? he says. ?This is nature?s larder.?

BoJ's Shirakawa: watching oil price impact from easing

MEXICO CITY | Sat Feb 25, 2012 11:30pm EST

MEXICO CITY (Reuters) - Bank of Japan Governor Masaaki Shirakawa said on Saturday policymakers are closely watching the impact of looser monetary policy on oil prices.

The Bank of Japan, along with the European Central Bank and the U.S. Federal Reserve, is taking unconventional steps to boost the economy. The BoJ boosted asset purchases by 10 trillion yen on February 14 and pledged to keep ultra-easy policy until a 1 percent inflation goal is in sight.

Speaking at a meeting of the Group of 20, Shirakawa said policymakers were closely watching the effects and side-effects of monetary easing on crude prices, which rose above $125 a barrel to end near a 10-month high on Friday.

But he said he did not see monetary easing as a big factor and the recent spike was more due to geopolitical tensions. Brent's recent gains have been fueled mainly by worries over Iranian supply.
